Caldwell To Lease And Manage Newly Acquired Hardy Properties at Intercontinental

Hal Pontez, owner and CEO of HPI Holdings, LLC., announced an expansion of his real estate portfolio with the purchase of a 34 building business park that offers nearly 865,000 SF of office/warehouse/industrial space. Caldwell Companies has been awarded the leasing and property management assignment for the business park that's located in north Houston along West Hardy Road near the North Sam Houston Tollway, close to Bush IAH airport.

Along with the new ownership comes a new name and new vision for the park. Hardy Properties at Intercontinental is scheduled to undergo major renovations to reposition it as the premier business park in north Houston. The park’s location near the Greenspoint area makes it an ideal business destination as it’s close to major highways such as the Hardy Toll Road, Sam Houston Tollway, Interstate 45 and Highway 59 and is only minutes from George Bush Intercontinental Airport.

The new ownership team will be headed by Pontez, who was named a finalist for the 2014 “Gulf Coast Entrepreneur of the Year” award by Ernst & Young. Pontez is excited by the acquisition of the properties and is ready to bring his leadership skills to improving the operation of the business park.

“The strategic placement of this business park, with its easy access to Bush Intercontinental Airport and close proximity to many of the new energy campuses being constructed for oil and gas companies along I-45 makes it an especially ideal location,” Pontez said.

Pontez continues, “I look forward to hitting the ground running and working with my team to begin making renovations so that the business park better reflects its true potential, and also so that we can offer a better customer experience to our tenants.”

Caldwell Brokerage Company has been awarded the leasing and property management assignment for the park. Bill Ginder, CCIM, SIOR, and the rest of the Caldwell brokerage team has extensive experience in office, retail, industrial, and land brokerage services, especially in north Houston. The company serves the commercial real estate needs of both tenants and owners by capitalizing on market expertise to improve efficiencies for clients.

“We are excited to be partnering with HPI in the redevelopment and repositioning of this business park,” said Ginder. “As a past chair of the Greenspoint Chamber of Commerce, I appreciate Hal’s investment in Hardy Properties. The rebranding and renovation of this portfolio will be of tremendous appeal to the many tenants seeking various space and growth options in leasing office/warehouse space near the airport.”
