The Controller will be responsible for ensuring the accuracy and integrity of financial reporting, developing and managing budgets, and providing strategic financial guidance as part of the business unit executive team. The role will play a key part in overseeing the financial health of Caldwell’s master-planned and rental planned communities, driving efficiencies, improving financial performance and assisting with financial / operational decision making.
Key Responsibilities:
- Oversee financial reporting, budgeting, and forecasting for Caldwell’s planned for sale and rental communities.
- Improve financial management and business performance
- Ensure the accuracy and timeliness of all financial statements in accordance with GAAP and company policies.
- Develop and implement accounting policies, procedures, and internal controls to safeguard assets and maintain compliance with regulatory requirements.
- Lead the preparation of monthly, quarterly, and annual financial reports, including variance analysis and performance metrics.
- Manage cash flow and capital planning to support the financial health of ongoing and new development projects.
- Collaborate with project management and development teams to provide financial insights and reporting for construction projects and real estate transactions.
- Review and approve all project-related financial documentation, including cost reports, draw requests, and loan compliance reporting.
- Oversee tax planning, compliance, and coordination with external auditors and tax professionals.
- Provide leadership, mentoring, and professional development opportunities to the finance and accounting team.
- Lead financial due diligence and analysis for new community developments and acquisitions.
- Assist the CAO with long-term financial planning and strategy to support company growth.
Qualifications:
- Minimum ten years of experience in finance and accounting, with a focus on residential and/or commercial development.
- Master’s Degree in Accounting, Finance, or a related field preferred.
- CPA designation preferred.
- Strong understanding of GAAP, real estate development financials, and construction accounting.
- Proven experience in managing financial operations for large-scale development projects, including budgeting, forecasting, and cost control.
- Exceptional leadership and team management skills.
- Ability to provide financial insights and guidance to support strategic business decisions.
- Excellent analytical, organizational, and communication skills.
- Proficiency with accounting software and financial reporting tools.
Preferred Skills:
- Experience with real estate development accounting software (e.g., Sage Intact, MRI, and Procore).
- Must have excellent knowledge of Excel and use it daily for financial analysis
- Knowledge of tax laws and regulatory requirements related to real estate development.
- Experience in public and private financing for development projects.
