The ideal candidate brings a deep understanding of Texas market dynamics, including growth corridors, infrastructure trends, and land valuation. They are skilled at cultivating relationships, navigating complex land transactions, and identifying opportunities. Prior experience in land brokerage or real estate is preferred but not required.
Primary Responsibilities
Securing land listings as well as buyer representation assignments to facilitate transactions for third parties.
Source and evaluate land opportunities aligned with Caldwell’s own development goals across major Texas growth corridors.
Conduct site assessments and assist with due diligence.
Analyze financial returns, pricing strategies, and investment potential for short- and long-term land holdings.
Negotiate purchase and sale agreements and coordinate closely with legal, finance, and development teams throughout each transaction.
Establish and maintain strong relationships with landowners, developers, municipalities, and regional economic stakeholders.
Monitor market trends, demographic shifts, and infrastructure developments influencing land use and valuation.
Represent Caldwell at industry events, planning meetings, and community forums as needed.
Preferred Qualifications
2–5 years of experience in land acquisition, general real estate, site selection, or commercial land strategy preferred.
Strong working knowledge of development feasibility, municipal processes, and land economics preferred
Exceptional communication, negotiation, and interpersonal skills.
Highly organized with the ability to manage multiple deals and timelines across geographies.
Bachelor’s degree in real estate development, finance, business, or related field preferred.
Texas real estate license or brokerage experience preferred but not required.
Sales background and experience preferred.
