Job Description

The VP of Commercial Services (& Marketing) is a senior leadership role responsible for directing and growing the land team by driving performance, executing a strategic marketing plan, and maximizing revenue. This position will lead the sales team consisting of land brokers and in-house leasing, in the strategic growth initiatives that align with business unit goals and objectives.  Top priorities include strategic plan goals, recruitment, retention, career development, production, brand positioning, and maintaining our corporate culture.  Primary job duties consist of team leadership, strategic planning and budgeting, business development, lead generation, and off-market acquisitions. Key success metrics include increasing profitability, talent acquisition, growing market share & expansion into new markets.

Primary Responsibilities

  • Vision and Team Leadership: Ability to effectively communicate vision and inspire the team to achieve the vision and associated goals. Proven ability to inspire others, build unity and hold team members accountable is a key hiring aspect.
  • Recruitment and Team Expansion: Define ideal candidate criteria and engage existing salespeople to develop a recruiting plan to attract top talent to the team. Actively participate in college career fairs, engage headhunters, and network at key real estate organizations to meet potential candidates and expand the team.
  • Talent Development and Retention:  Provide tools and resources to position sales associates for success through training, mentorship, goal setting, accountability, efficient data management and shared data systems, benchmarking, refining sales processes and documenting best practices. Analyze compensation structure and make recommendations to ensure plans align with market standards.
  • Performance Management and Accountability: Monitor and evaluate the performance of individual team members against targets. Establish goals and metrics to provide constructive feedback, coaching, and mentoring.
  • Financial Assessment: create a 5 year cash flow forecast and review annual budget, seeking ways to reduce expenses, grow revenue, and improve cost efficiencies while adequately supporting brokerage production.  Review financial statements and manage expenses to stay within budgetary limits.
  • Acquisition Criteria and Deal Vetting: Evaluate and present land acquisition opportunities to the investment committee.  Understand corporate development growth strategy and site selection criteria in order to adequately present off-market listing opportunities to corporate execs. Oversee initial analysis to properly vet the deal and decide which opportunities align with company growth criteria.  Evaluate investment committee feedback and refine search criteria for brokerage team. 
  • Brand Awareness and Business Development: Strengthen Company brand in marketplace and internally through external broker relations, community involvement, team building, customer surveys, and post-sales contact.  Represent the company at industry events and enhance the company’s brand presence by establishing professional relationships that could lead to business opportunities.
  • Strategic Marketing: Create opportunities for sales success and grow market share through heavy digital, social, and traditional marketing initiatives designed to generate quality leads and achieve results.  Develop and implement a comprehensive marketing strategy and evaluate key success metrics to ensure initiatives are performing well.  
  • Market Analysis and Strategy: Keep abreast of market trends, regulatory changes, and competitive landscape. Use insights to adjust sales strategies and practices to meet changing market demands and to identify new business opportunities.
  • Technology and Software Utilization: Identify and implement technology enhancers to drive revenue and customer experience. Leverage AI technology to streamline sales processes, improve team productivity, and drive results. Ensure the team is trained and proficient in CRM systems, data analysis tools, and any specific software relevant to land brokerage. 
  • Collaboration and Cross-Functional Work: Work closely with other departments, such as marketing, research, and legal, to ensure a cohesive approach to business development and client service. Foster a collaborative team environment that encourages sharing of best practices and knowledge.
  • Client Relationship Management: Build and maintain strong relationships with key clients, stakeholders, and industry professionals. Ensure high levels of client satisfaction through excellent service and by addressing issues promptly.
  • Create Strategic Leasing Plans: Manage project leasing team and create strategic marketing plan for Caldwell assets.

Requirements

  • Minimum of undergraduate college degree in marketing or business
  • 10+ years management experience
  • Commercial marketing and/or land brokerage experience preferred.
  • Heavy emphasis on technology, social media, and digital platforms
  • Demonstrated leadership skills with direct responsibility for growing sales teams
  • Strong relationship-building ability, proactive, results-oriented, and resourceful.
