Hal Pontez is no stranger to growth.
The President and CEO of HPI began his core business in 2002 as a three-person operation. Since then, he’s seen his business grow into a world-renowned energy solution provider with a global footprint in multiple continents. So it’s no surprise he’s recently expanded and diversified even more.
After outgrowing his original corporate office space in a business park along West Hardy Road near the Sam Houston Toll Road, Hal moved around a few times only to come back to that original location. He ultimately bought the entire complex just over a year ago.
In fact, it was Bill Ginder, SIOR, CCIM of Caldwell Companies who suggested the acquisition of the property. According to Hal, “Bill is one of the nicest guys you’ll ever meet.”
After stopping in to introduce Caldwell, Bill would go by Hal’s office periodically. It was during these visits that he planted the seed about buying the properties. “I thought about it and said ‘why not’,” Hal explains.
“I literally fell in love with the place,” Hal said. “The 50 and 60-year- old Live Oaks in the median are very relaxing. It’s not your prototypical Houston business park.”
Caldwell initially provided the marketing and leasing strategy plans that helped Hal in the acquisition of the park. After the purchase was completed, Caldwell coordinated the rebranding and marketing efforts, including launching a new website, for the renamed Hardy Properties at Intercontinental.
Today, Caldwell provides leasing and property management services for the 34 building, 865,000 SF business park.
